Gary Dorris' experience in commercial construction allows Dorris Construction to understand the owner's unique needs. Dorris will assist in determining the key design and construction elements that are vital in ensuring overall satisfaction with the completed project. SITE SELECTION & EVALUATION

Not unlike our custom home projects, Dorris Construction maintains a strong base of experience and knowledge to assist its clients from the very earliest stages of a project:

  • We have built numerous relationships with real estate organizations and developers to help our clients find the right location.
  • We are experienced in working with governing authorities to make the planning and development approval process as smooth as possible.
  • We can offer assistance in finding financial backing, or in setting up a design/build lease back arrangement.
  • The earlier we can get involved in a project the more value we can provide to our clients.

DESIGN & BUILD

Design/Build is fast becoming the preferred method of project delivery by owners. In Design/Build, the Owner contracts Dorris Construction to provide both the design and construction services on the project. In Design/Build projects, the Owner and Dorris Construction work together as a team, and this brings obvious gains and savings: faster project completions, fewer changes, and very satisfied owners. Dorris Construction has built a very strong portfolio of successful Design/Build projects.

CONSTRUCTION MANAGEMENT

Many of our clients choose Construction Management as their project delivery method. Under a Construction Management agreement, Dorris Construction acts as an extension of the Owner, assisting with pre-planning, design, engineering, construction management, and cost control. Construction Management is typically a fee-based agreement where Dorris Construction, as Construction Manager, is responsible exclusively to the Owner, and protects the Owner's interests at every stage of the Project.

GENERAL CONSTRUCTION

The most common form of Project delivery still in use today is Design/Bid/Build. Under this form of agreement Dorris Construction typically will bid a lump sum amount to provide all labor and materials to complete a project that has already been designed and specified. Design/Bid/Build is the tradition of the industry, reflecting the belief that the Owner will get the lowest possible cost for a project by competitively bidding the project to General Contractors. (This tradition is challenged nowadays by the savings that can result from the team involvement of a good contractor from the earliest stages of a project.) Because of its exemplary reputation and its strong subcontractor relationships, Dorris Construction is very competitive in the Design/Bid/Build delivery process.
